Up to $50,000, and almost nobody claims it: Down payment assistance in Prince George's County

When somebody tells me they can't afford to buy a home, they're usually right about their situation and wrong about their options.

The problem is almost always cash rather than income. Most people I talk to have already been preapproved, or they have a good sense of what they could carry every month. What stops them is the money it takes to get to the closing table.

Prince George's County has a program built for exactly that gap. It offers up to $50,000 toward a down payment and closing costs.

In fiscal year 2026, 33 buyers used it. Thirty-three, in a county of nearly a million people.

WHAT "I CAN'T AFFORD IT" USUALLY MEANS

That phrase covers four different fears, and they aren't the same problem. Some people mean their credit, some mean the monthly payment, and some mean they assume they'd never qualify so they've never asked.

The most common one by a wide margin is the cash on hand. Down payment and closing costs on a $450,000 home here run somewhere around $30,000 out of pocket. That number ends most conversations before they start.

It's worth saying that Prince George's is already the affordable door into this region. The median here sits around $430,000, against roughly $660,000 in Montgomery County and $750,000 in Fairfax. The gap between renting and owning is smaller here than almost anywhere else in the DMV.

WHAT PRINCE GEORGE'S COUNTY ACTUALLY OFFERS

The program is called Pathway to Purchase. It provides up to $50,000 in down payment and closing cost assistance for buyers purchasing in the county.

It runs through any lender approved by the Maryland Mortgage Program, and it applies to new construction, resale, short sales, and foreclosures, as long as the home passes a housing quality inspection.

IS IT A GRANT?

No, and this is worth getting right, because some websites describe it as one.

The assistance is a deferred loan at zero percent interest. It forgives at 10% a year. After ten years in the home it's fully forgiven and the lien comes off.

If you sell, transfer the property, take cash out in a refinance, or turn it into a rental before those ten years are up, a prorated portion comes back.

Think of it as money you earn by staying, which for most buyers is what they were planning to do anyway.

WHO QUALIFIES FOR PATHWAY TO PURCHASE

Three requirements do most of the filtering.

Your household income has to be at or below 80% of the area median income. That threshold changes with household size, so the number for a family of five is not the number for a single buyer.

You have to be a first-time buyer, which this program defines as not having owned a home in the past three years.

The home has to be your primary residence, and it has to be in Prince George's County.

There's also an education requirement. Buyers complete an eight-hour class through a HUD-certified housing counseling agency before closing.

HOW THE PROCESS WORKS

Six steps. Get preapproved with an MMP-approved lender, complete the homebuyer education class, work with a realtor to find the home, have it pass the housing quality inspection, go through full underwriting, and close.

The county asks you to allow at least 21 business days, so this is not a program you discover the week you want to settle.

SO WHY DID ONLY 33 PEOPLE USE IT?

The county put $1.2 million through this program in fiscal 2026 and it reached 33 households.

That isn't a funding problem.

Most buyers have simply never heard of it. Others heard the words "down payment assistance," assumed it meant a few thousand dollars, and never looked further. And plenty of people rule themselves out on income without ever checking what 80% of area median income actually is for their household size, which is usually higher than they guess.
